
नयाँ वर्षसँगै बढ्यो घरजग्गा कारोबार, राजस्व संकलनमा पनि सुधारProperty Transactions Rise Across Nepal in Baisakh, Government Revenue Also Improves
नयाँ वर्ष २०८३ सुरु भएसँगै देशभर घरजग्गा कारोबारमा सुधार देखिएको छ । भूमि व्यवस्था तथा अभिलेख विभागका अनुसार बैशाख महिनामा मात्रै देशभरका मालपोत कार्यालयमार्फत ५८ हजार ८ सय ८६ वटा घरजग्गा किनबेच भएका छन् । यो संख्या अघिल्लो महिना चैतको तुलनामा करिब ६ प्रतिशतले बढी हो ।
गत चैतमा ५५ हजार ५ सय ३१ वटा कारोबार भएको थियो । यस्तै, गत वर्षको बैशाखसँग तुलना गर्दा पनि यसपटक कारोबार १२ प्रतिशतभन्दा बढीले बढेको विभागको तथ्यांकले देखाएको छ । गत वर्ष यही अवधिमा ५२ हजार ४ सय १५ वटा मात्रै कारोबार भएका थिए ।
कारोबार बढेसँगै सरकारको राजस्व संकलनमा पनि सुधार देखिएको छ । चैत महिनामा घरजग्गाबाट ६ अर्ब १६ करोड रुपैयाँ राजस्व उठेकोमा बैशाखमा यो रकम बढेर ६ अर्ब २६ करोड रुपैयाँ पुगेको छ । सेवा कर, रजिस्ट्रेसन दस्तुर र पुँजीगत लाभकरमार्फत सरकारले उल्लेख्य आम्दानी गरेको विभागले जनाएको छ ।
पछिल्लो समय बैंक ब्याजदर घट्नु, बजारमा तरलता सहज हुनु तथा लगानीकर्ताको चासो पुनः घरजग्गातर्फ फर्किन थालेकाले कारोबारमा सुधार आएको विश्लेषण गरिएको छ ।
Nepal’s real estate market witnessed a noticeable recovery in Baisakh, the first month of the Nepali New Year 2083, with property transactions increasing across the country. According to the Department of Land Management and Archives, a total of 58,886 property transactions were completed through land revenue offices during the month.
The figure is 6.04 percent higher compared to Chaitra, when 55,531 transactions were recorded. On a yearly basis, property transactions also increased by 12.34 percent. In Baisakh last year, the number stood at 52,415.
The rise in transactions has also boosted government revenue collection. Revenue generated from property transactions increased from Rs. 6.16 billion in Chaitra to Rs. 6.26 billion in Baisakh. The government collects revenue from several headings, including service tax, registration fees, and capital gains tax.
According to the department, the government collected more than Rs. 344 million from service tax alone during the month. Revenue from registration fees and capital gains tax also remained strong.
Officials and market observers say the improvement in property transactions is linked to easing liquidity conditions in the banking system, lower interest rates, and a gradual return of investor confidence toward the real estate sector.
